The Scottish government introduced ‘The Home Report’ in December 2008 to speed up the buying process and to reduce the number of surveys at the buyers expense.
The report commissioned by the vendor includes:
Information on the condition of the property externally and internally and is graded between 1-3, (1 – in good order, 2 – some work required in the future and 3 – needs attention now.)
The single survey also includes a valuation of the property. Buyers can request the valuation report but only after an offer has been acepted. Most lenders will request this directly from the surveyor.
Energy Performance Certificate (EPC)
EPC is required for all residential properties for sale and let. The EPC grades the property in terms of its energy efficiency and provides recommendations on how to improve the energy efficiency of property.
The seller completes details about the property and any alterations/improvements during their ownership.
