Selling Process:

Step 1: Arrange a Valuation

An experienced valuer will visit your property to give you an honest and relaistic valuation of your property which will be supported by recent price comparables. They will discuss where to set the price - offers over, increasingly offers around or fixed price - a price set too high may put off potential buyers, too low may encourage unrealistic offers. Step 2: Instructing an agent and solictor

Choose your agent carefully! Feel confident in their ability to do the job. As a truly experinced property company we are well placed to provide thorough marketing, expert advice and ultimately a completed sale. You should instruct a solicitor at this time who will push through the sale following an accepted offer. Solictor recommendations are available.

Step 3: Instruct a Home Report

Commissioned by the seller the homes report provides detailed infromation on the property. This is a legal requirement in Scotland and must be completed before marketing the property. Fineholm can arrange this on your behalf. Contact us for detail and costs etc.

Step 4: Present your property

To acheive maximum price the property must be well presented at viewings. Tips:

  • Do any small DIY jobs 
  • Declutter and de personalize
  • Reseal and regrout
  • Touch up paintwork
  • Clean, clean.clean

Step 5: Find prospective buyers

Once instructed we will prepare particulars including full details, floorplans and  colour photographs. We market all properties on a number of websites, erect a board and applicant match. Press advertising can be arranged where necessary although nowadays we do not find this an effective form of marketing.

Step 6: Accompanied viewings

All viewings are accompanied by a rep and are arranged at time to suit buyers and sellers alike.

Step 7: Offers and feedback

Your negotiator will keep you advised and up to date with what is happening with your property, feedback from viewers and of any offers made on the property. Once an offer is accepted we shall confirm the agreed price with all parties and advise your solicitor. Throughout this process Fineholm will negotiate on your behalf. From this point your solictor will advise and agree details.

Step 8: Completion

Completion occurs when monies are transferred between the 2 parties solictors. Once the money is cleared your solictors will infrom us to release keys.
