How to Secure that Property Before Anyone Else Does!

05 May 2016

Are you a frustrated tenant trying to rent a property and finding you keep missing out? “Sorry, it’s reserved or under offer” sounding familiar?

Here are our top tips for finding, viewing and securing that property before anyone else does!

1. Like us on Facebook

We use Facebook to promote our new listings, which means you find out new to market properties before anyone else. New listings are posted on Facebook the day before they are posted on any property portal (ie. Rightmove, Zoopla, S1homes) and even before they go onto our own website. We call these Priority Previews and by Liking us on Facebook you get to see these first!

For example: a recent listing at Darnley Place in Glasgow’s Pollokshields was “facebooked” as a Priority Preview on Thursday afternoon, many Facebook views were recoreded, 2 booked a viewing and the property was reserved by Monday morning!

2. Make sure you meet the required criteria for the property

All of our landlords require that their tenants meet certain criteria, these differ for each property, but its definitely worth making sure there are no restrictions on the type of tenant at the property you are interested in which you don’t meet.

For example: if you are a student, check that the landlord accepts students, if you are claiming housing benefit, check that the landlord will be OK with that. There is no point in viewing a property that you are not eligible for!

3. Know the process

We offer a link to our terms of rental on our website (every landlord and company work differently though!) We require that full credit checks are done on all tenants over the age of 18 who will be living in the property.

Speak to us if you know that you have poor credit as it will flag up on your credit check.

4. Don’t be late

Once you have booked that all important viewing, be prompt!  If the viewing is booked for 3.30pm then be there at 3.25pm not 5-10 minutes late. We operate on a first come first served basis – so the early bird tends to be the most successful when trying to reserve that perfect property.

IMPORTANT

The rental market moves very quickly, as you will know if you are trying to find a new flat.   So, if you are downsizing, relocating, looking to rent in the city or a student looking for a new pad to share with your mates, then you should LIKE our Facebook page.

Be one of the first to know when a property to rent or buy is on the market in your area…. also don’t forget to share any of the properties you see on our Facebook page with someone you think may be interested.

Happy hunting…
