Generally in January things in the lettings world are reasonably busy and this year is no exception!
I took on 3 new listings to the rental market – 3 on Monday, 2 on Tuesday, 1 today which is great news because we desperately need new properties for waiting tenants. That’s genuine – I am amazed by how quickly properties are going especially in sought after areas like the West end, in town or nearby to town. Rents are really going up too in these areas. I thought certain rents might be a bit too optimistic with a couple of properties but they have been snapped up in the first couple of viewings which is great news for us and the landlord. I really think there might come a point in the Spring/Summer when prospective tenants might offer to pay higher rent than the asking rent for certain properties…Went out to one property which was a real mess (check it out) how can anyone leave a property like that!! Obviously it needs work before its ready to let!
I met with our marketing and web development guys (#Radiatordigital) on Tuesday to talk about our upcoming marketing campaign (its our 40th birthday this year!) and how our SEO is performing which is always an eye opener! I spend a lot of time looking at online presence and making sure things look as slick as they should do.
On a weekly basis I look at properties which are not letting and try to look at a good strategy for moving them on- couple of “stickers” which tend to be ones in areas which are maybe not as desirable or properties which are more unique! It’s just a question of matching the right tenant to the right property….
Working in property management always has its share of problem and this week it’s been a problem we uncovered in our payment process , trying to get the lights working in the office again and dealing with little visitors in our office ( squeak, squeak!) Lets hope they are on their way out…
