Case Study – Investing in Buy-To-Let

How one client became a landlord with 2 rental incomes within 5 months… without lifting a finger!

I will take you through a case study of a client who was looking to invest in buy to let but didn’t have the time or inclination to be too involved so asked us to source them a property (read more about our property acquisition service).

We met this client in March 2019 and starting our search in April. The brief was to find buy to let properties which offered a good yield, in stable areas, which were able to be financed by mortgages. We found the client two properties within 6 weeks. Everyone wants to know the numbers so here they are!

Property No 1: 2 bed overlooking Glasgow Green – required a little work- nothing too major

  • Total Spend – approx. £100,000 (purchase price + fees+ ADT+ works required to let (inc.  furnishing))
  • Rental Income achieved £650pcm (property let in under 1 week)
  • Yield of 7.8%

Property No. 2: 1 bed in Dennistoun – ready to let immediately

  • Total Spend – approx £87,000 (purchase price + fees+ ADT+ works required to let (inc.  furnishing))
  • Rental Income achieved £575pcm (property let within 4 days)
  • Yield of 8%

So this client’s journey has taken approximately 5 months, the client has not been hands-on involved, other than to look at a few videos and of course, liaise with the mortgage advisor and lawyer.
