Here is a real-life example of a recent acquisition purchase for a client who was based overseas and had literally no involvement in the transaction (apart from to pay for it!)

The client brief was to source a high yielding rental property within a budget of £55-60k.

SOURCED – a 1 bedroom flat close to Glasgow City Center @ £53,000 plus buying costs of around £3,000 (inc solicitor, ADT, and our fee)

SPEND – What we spent to get it rental ready – approx. £2,500

TIME FRAME – From successful offer to a tenant in place  – 12 weeks

RENT ACHIEVED £475PCM (£5,700PA)

TOTAL SPEND – £58,000

GROSS YIELD 9.8% (net yield after fees 7%)
