Case Study – What do I need to invest to achieve an income of £800 per month?

Sometimes investor clients like to focus on achieving a certain monthly income and in this particular client’s case, we try to achieve in excess of £750 per month.

The primary focus is achieving a strong yield but also focusing on income level – so we bought a 2 bed in Plantation – an area of Glasgow I really like because it has strong tenant demand with multiple workplaces on the doorstep and also within an easy walk of both the city centre and trendy Finneston. Property there achieves good rent and is a solid investment in my opinion. The property we sourced was a 2 bedroom ex-local authority flat with great space – it needed a little TLC – our favourite part! – and it’s ready for its new tenant.

So this achieves the landlord a yield of around 7.5% after management fees and factor fees – AND we have increased the equity in the property because the property’s increased in value after the works.
