Curb Appeal

The sales and lettings market has been picking up over the last couple of months and with summer upon us and with the glorious weather we are having now is a great time to market your property. We always focus on the internal look of our property which is obviously important but had you thought about how buyers/tenants see your property from the outside? Curb appeal is definitely important and with many buyers/tenants doing a drive by before actually viewing perhaps that un kept garden, overgrown gutters, even dirty windows could put potential viewers off.

If you are thinking about placing your property on the market I have listed what I perceive could improve the look of your property:

Garden – Cut the grass and hedge for an instance tidier look. Also attend to unruly overgrown plants and weeds. Gardens are definitely an added bonus so with a little effort/tidy up this will certainly give a good overall impression.

Gutters – Make sure your gutters are clear and that there are no overgrown plants hanging over. If your property has a factor contact them and ask them to attend to this.

Fence – If part of your fence looks like it has seen better days or part is about to fall down, replace or secure it.

Doors – Your front door is the first thing your viewer will see up close, make sure it is clean and if it is looking a little tired have it painted prior to marketing.

Windows – Ensure your windows are clean (inside and out)

Communal Close – If you own a flat your communal close is important. Although your factor perhaps organises the cleaning if you have a viewing go out and sweep the stairwell and collect any mailshots – this can make all the difference.
