Getting your property ready for selling!

Selling your home is a big decision and many sellers are not sure what the first steps are when they come to sell. Have a look at my easy step by step process when you decide to sell.

Step 1 – Arrange a valuation. Contact different agents and discuss fees over the phone, only invite agents to your home if you are happy with their terms. We will also advise if any works are required prior to selling and suggest the best marketing strategy.

Step 2 – Getting your property ready. It is essential to present your home in its best light when it comes to marketing your home, this includes the inside and out. We would suggest – de cluttering, a fresh coat of paint (if required), re grout (if required), do any small DIY jobs and clean! Remember many buyers look online first and if they don’t like what they see they will not arrange a viewing, they may also do a drive by and if your house/flat is looking a little shabby on the outside this may put buyers off arranging that all important first viewing.

Step 3 – Appointing an agent. Choose your agent carefully! Feel confident in their ability to do the job. As a truly experienced property company we are well placed to provide thorough marketing, expert advice and ultimately a completed sale. You should instruct a solicitor at this time and recommendations are available.

Step 4 – Photos & Home Report.  When you are ready to market your agent will visit to take photos, measurements and details to put together their sales brochure. Usually at this time the home report will be carried out (usually through an independent surveyor.) Your agent should be able to arrange this on your behalf. Remember the photos for marketing are the first thing buyers will see so you want them to look as good as possible. It is always best to have them taken during daylight hours and try and have your property as tidy as possible, open curtains, dishes put away, beds made.

Step 5 – Your property goes live. Once the details and home report have been approved and you have agreed a marketing figure your property will go live across the different websites. Your agent should advise you on where the property will be advertised and arrange for a board should you desire.
